How does Sellmycave's service actually work?
Once you have registered, created and paid for your advert, the listing will instantly be displayed on Sellmycave's Properties for Sale/Properties to Let pages. If you have chosen a multi-listing package, your property will usually appear on our partner websites within 1-2 days depending on when payment is made. If you have chosen to have a Sellmycave For Sale/To Let board, this will usually be with you between 5-10 working days. Buyers and tenants will be able to contact you by your chosen means of contact to ask for further information or to arrange a viewing. You may edit your advert at any time, simply by logging in to your account.
Who will see my property listing?
Sellmycave invests heavily in online marketing in order for our site to be highly ranked on all the major search engines such as google, yahoo, msn, ask.com, Aol and many more. We also use a range of more traditional advertising methods, such as local advertising in magazines, newspapers and flyers. This ensures that high volumes of serious buyers and tenants visit Sellmycave. Your advert will be available to all the buyers and tenants searching for property in your area.
For sellers/tenants who have chosen the multi-listing packages (silver, gold, platinum), your property will also appear on Fish4, nestoria, 4homes and many other property websites. This will mean that your private home sale advert has the potential to reach over 2.5 Million serious buyers and tenants, as Sellmycave have teamed with some of the UK's leading property websites. Is there a time limit that my listing can run for?
All properties listed with Sellmycave will remain on our website until sold. If you have chosen a multi-listing package, your property will appear on our property partner sites for six months. You may upgrade at the end of the six month period if you wish for your property to remain on the property portals.
How quickly will my property appear online?
Once payment has been received, your private sale advert will instantly be displayed on Sellmycave's Properties for Sale/Properties to Let pages. If you have chosen a multi-listing package, your property will appear on our partner websites within 5 working days.
Am I able to edit my advert once it is online?
Yes, this is a standard feature available on all of our packages, even our Free advert. You are able to make any changes to your advert 24 hours a day, as often as you want to. To make any changes, you will need to be logged into your account. Any changes you make will be live on Sellmycave, within minutes!
Can I list more than one property at the same time on Sellmycave?
Yes. All of your properties will be listed in your account- you only need to register once. Each property will have its own unique property reference number.
How will I be contacted by prospective buyers and tenants?
Once you have created your advert, you will be given the option of how you want to be contacted. This can be by mobile, landline or email. You may give as many ways of contacting you as you wish. You will also be able to choose contact details that appear on your For Sale/To Let board. If you have chosen to be contacted by email, prospective buyers/tenants will be able to send you a secure message through Sellmycave. Your email address will not be displayed to the buyer/tenant.
What can I do if there has been little interest in my property?
There are a number of ways you can make your property more desirable to the buyers/tenants.
• Adjust your asking price,
• Add more details to your advert,
• Add to or change the existing photos of your property,
• Purchase a For Sale/To Let board.
• Upgrade to a multi-listing package.
Don't forget, your property will remain on Sellmycave until sold.
Do Sellmycave advertise properties abroad?
No, we currently only advertise properties in England and Scotland. We will be increasing our service to include Wales soon. Please contact us if you wish to advertise a property in Wales. We currently have no plans to include properties abroad.
