1. General Acceptance of Terms and Conditions

1a. By using Sellmycave.co.uk you ‘the user’ are confirming that you have read and agree to the terms and conditions as set out below.

1b. By placing an advert on Sellmycave.co.uk you ‘the advertiser’ are confirming that you have read and agree to the terms and conditions as set out below.

2. User’s Responsibilities

2a. You ‘the user’ agree that any content or information found on sellmycave.co.uk is for your own personal and non-commercial use in finding a property to buy or rent.

2b. You ‘the user’ will not contact or use in anyway any material or personal information found on Sellmycave.co.uk for anything other than genuine enquires regarding the purchase or rent of the property advertised.

2c. Property details may only be printed from Sellmycave.co.uk for Non-commercial reasons and are subject to condition 2.2.

2d. All other forms of printing are not permitted.

2e. It is the responsibility of you ‘the user’ to verify by inspection or any other means the details or lack of details provided by or not provided by ‘the advertiser’. Sellmycave.co.uk will not be liable for any inaccuracy of any information or measurements contained in all or any part of an advert.

2f. You ‘the user’ are responsible for using suitable anti-virus software, we ‘Sellmycave.co.uk’ will not be held liable for any virus transmitted through our site or its contents or subsidairies.

3. Advertiser’s Responsibilities

3a. You ‘the advertiser’ are the owner or have the legal right to sell or rent the property being advertised.

3b. It is ‘the advertisers’ responsibility to check the terms and conditions of any contract with an estate agent or other before taking up our service. If later you are legally found to have to pay any charges or commission to an estate agent or any other we 'Sellmycave.co.uk' will not be held liable.

3c. It is ‘the advertisers’ responsibility to obtain permission to use any photographs supplied in the advert, we 'Sellmycave.co.uk' will not be held liable for any breach of copyright.

3d. All details and descriptions you ‘the advertiser’ provide must be true and accurate and must not be misleading in any way.

3e. You ‘the advertiser’ agree that you will be responsible for dealing with any enquiries and arranging any viewings as a result of a reply to your advertisement.

3f. It is the owner or advertisers responsibility to set their own asking price and to negotiate with any potential clients as required. we 'sellmycave.co.uk' gives no advice or judgment on the asking price or value of a property.

3g. You ‘the advertiser’ are responsible for using suitable anti-virus software, we ‘Sellmycave.co.uk’ will not be held liable for any virus transmitted through our site or its contents.

3h. You ‘the advertiser’ are responsible for the construction and erecting of the ‘For Sale’ or ‘To Let’ board unless a ‘Gold’ or 'Platinum' package has been purchased. Sellmycave.co.uk will not be held liable for any injury or damage caused to you or by you ‘the advertiser’ or anyone on your/their behalf constructing or erecting the ‘For Sale’ or ‘To Let’ board.

3i. If a 'platinum package has been chosen, it is you 'the advertiser's' responsibility to be present as arranged in order to give full access to the property. If no one is present or for any reason we 'sellmycave.co.uk' need to re-attend the property we reserve the right to charge an additional Non-refundable £100.00 fee.

3j. You ‘the advertiser’ must notify sellmycave.co.uk as soon as the property has been sold or let.

4. Sellmycave.co.uk’s Responsibilities

4a. We ‘Sellmycave.co.uk’ will advertise all properties until sold or Let. However twelve months from the advert being purchased the advert will be reviewed, at that time Sellmycave.co.uk reserve the right to cancel the advert without giving prior notice.

4b. We ‘Sellmycave.co.uk’ will place your advert on our partner sites within five working days unless a standard package has been purchased.

4c. Properties passed to our partner sites will only be listed for a total period of six months.

4d. Adverts placed on our partner sites are also subject to their terms and conditions and therefore some adverts are subject to alteration or cancellation without prior notice being given. As such we cannot guarantee publication on all our partner sites.

4e. When a 'Silver' package has been purchased we ‘Sellmycave.co.uk’ will post a self build ‘For sale’ or ‘To Let’ board within ten working days of the advert being purchased.

4f. When a ‘Gold’ package has been purchased then a representative of ‘Sellmycave.co.uk’ will attend within seven days to supply and fit the ‘For Sale or ‘To Let’ board. It will be you ‘the Advertiser’s’ responsibility to have planning permission in place.

4g. When a ‘Platinum’ package has been purchased a representative of ‘Sellmycave.co.uk’ will visit the property as arranged to photograph, measure and take details of the property for the purpose of posting those details on our site. However all the standard user and advertiser terms and conditions still apply.

4h. When a ‘Platinum’ package has been purchased a ‘Sellmycave.co.uk’ representative will attend within 7 days to erect the ‘For Sale’ or ‘To Let’ board. It will be you ‘the Advertiser’s’ responsibility to have planning permission in place.

4i. ‘Sellmycave.co.uk’ will provide a link to clients own website. ‘Sellmycave.co.uk’ reserve the right to refuse this service for any reason and without prior notice.

5. Refunds and Returns

5a. You ‘the advertiser’ shall only be entitled to a full refund if you have emailed Sellmycave.co.uk within 24 Hours of the advert being paid for.

5b. When a platinum' package has been chosen the deposit of £100.00 is Non-refundable without exception.

5c. If you ‘the advertiser’ have cancelled the advert to receive a full refund then it will be you ‘the advertiser’s’ responsibility to return the ‘For Sale’ or ‘To Let’ board to Sellmycave.co.uk.

6. Changes to Terms and Conditions

6a. We ‘Sellmycave.co.uk’ reserve the right to change or alter any terms and conditions at any time and without giving prior notice.

6b. Any alterations or additional terms and conditions will take effect at the time of posting on this site without exception.
